Q: Why do I
need your services in addition to my builder?

A: Because I have no ulterior motive except to help you get the house of your dreams built correctly the first time. My role is to educate you, so that you feel confident and comfortable with the decisions on your major investment. And provide you peace of mind by being your advocate, overseeing the building process.

EXAMPLE:
One of my first clients was a novice to the building process and a first time home owner. I was able to spend the necessary time explaining all of the construction details in laymen’s terms to help comfort them when things became confusing and overwhelming. Being the liaison between the homeowner and the contractor helped promoted trust and confidence in building their home. I was able to provide reassurance and relieve stress that the building process was going according to plan.

my contractor, and have worked with him for years.

A: Even the
most reputable building companies have can have a bad day.
And any builder is always at the mercy of their contractors’
skills

EXAMPLE:
One example of how my service could have helped the homeowner at
the building stage, involved a client with severe water damage due
to excessive ice build-up on a roof. I inspected their roof, and
identified that ice was building up under the shingles because the
pitch of the roof was incorrect and this was compounded by
insufficient ice/water shield under the shingles that was not
installed correctly. The result was dry wall damage to 3 rooms and
hard wood damage in 2 rooms which alone costs approximately $5000
in repairs, not to mention the exterior repair to the roof.
Had I been involved in the original building of the house, I could
have discussed with the architect, the builder, the framer and the
roofer that the pitch of the roof did not divert water away from
the home properly and could have provided potential solutions to
the building dilemma. I could have saved this homeowner from the
excessive stress and anxiety, the countless hours spent dealing
with this problem, and the thousands of dollars in repairs.

Q: Do you think you will catch every problem?
|
A: That would be impossible, but I wont miss any major problem.

EXAMPLE:
I was asked to assess a homeowners’ persistent problem with a leaking window. This was a brick front home with a large arched window that had been leaking into the home and staining the drywall. The contractor had evaluated the problem several times, each time caulking around the window. Without seeing the damage, I could ascertain that the problem was more involved than caulking a leaking window. What seemed obvious to me had escaped the contractor on more than 5 occasions. I simply cut a small hole in the dry wall and demonstrated that the frame around the window had not been set or sealed properly. Had I been overseeing the building process I would have ensured that the fundamental issue of framing a home was done correctly.

Q: How do you know more than the contractor?
|
A: I cannot say I know more than any one contractor, but I have managed the building of more homes than almost any contractor has built. And I have had to be the one who trouble-shoots and come up with the solutions when contractors run into problems.

EXAMPLE
Some Heating and Cooling contractors do not take into consideration which way the house faces when performing heating and cooling calculations. And similarly, most builders wouldn’t know if the calculations are done correctly. Performing the calculations correctly makes a huge impact on the heating and cooling of the home properly and efficiently. This is just one example of a potential costly issue that I have trouble-shooted and solved for the contractor.
